How to spend five checks
Start with your own site, then run the agent you compete with most. Save one check for after you fix things, so you can see the score move.
What the score means
You get one number out of 100 and a letter: 90 and up is an A, 80 a B, 70 a C, 60 a D, and below 60 an F. Under it, each of the eight areas has its own score, so you can see whether the problem is speed, whether AI can read the site, structured data, broken pages, the words or the rules for your business.
Google's phone test has its own four scores, each with a launch target. Speed moves a few points between runs; the others hold steady.
What usually needs fixing first
Agents most often fail the same three things first: the license number, the brokerage name and Equal Housing Opportunity missing from the footer of most pages. Those are quick fixes with a big payoff, because they are rules, not suggestions. Lenders usually start with the NMLS numbers and Equal Housing Lender. After that, speed on a phone is the most common problem on agent sites, usually from large listing photos and an IDX plugin.
Then work down the list
