How to Become a Real Estate Agent in Your 20s

If you want to know how to become a real estate agent in your 20s, then this is the post for you. And let me tell you something, everything that you have been taught is wrong.

New Techniques

When people tell you to do open houses, cold calls, door knocking and only work with your sphere, they are wrong. Those are old school techniques. Yes, they can work a little bit, but they’re not the most effective, efficient way for you to utilize your time.

If you want to be a successful real estate agent, or a successful mortgage officer, here's what you want to start doing. Think about your business like a marketer. People will go to school and get degrees from Stanford or Cornell, spend between $60,000 a year. Then after five years and around $190,000 later, the average person that graduates only makes around 58 to $65,000 a year. In real estate, if you do this right you can make that in a day. I just had a student make $240,000 after being in the business for under 18 months, she made $240,000 in one week last month. She did it by learning to become a marketer.

Real Estate Expert in Your 20s

I want you to think about something. You can be the best real estate agent ever, but if nobody knows about you it doesn't make a difference. In order for you to be known, you have to be seen and heard. The very best way for you to stand out and make an impact as an agent in your 20s is for you to become a community market leader. Meaning, you need to learn anything and everything that has to do with your town. Get educated on real estate. Be an expert in your community. You should be talking about all of it. Constantly create content about all of it. Become a reporter, that is your job as a real estate agent. Your job is to make it to where it is impossible for people to forget about you.

The year I left real estate to become a full-time coach I sold 154 homes myself with just a transaction coordinator and a marketer. I brought my brother into the business that year and trained him on how to become me, so now I am just the face of my business. I create the video content, I interview local businesses. 

I'm the face of my business. I do all of the things that it takes to be a community market leader. Things like interviewing local businesses, doing restaurant reviews, real estate market updates, etc. You should be knowledgeable about everything.

Stay Top of Mind

If you want to crush this business in your 20s, people need to be thinking about you. People need to see you as the expert, even if you’re young. They need to know about you before they're ready to make a decision.

In fact, the National Association of Realtors says that on average a buyer researches for about three to six months before they take action. And in general, for any major decision people usually research around 79 days. Buying and selling a house is one the biggest decisions people make. They are taking their time, thinking about it, researching, going to Google, they're going to Facebook. People spend time trying to figure out what the best course of action is. People need to know they’re budget, what their credit score is, or if they qualify for any programs.

Your job as a real estate agent in your 20s, if you want to crush this, is to be that go-to trusted resource. Give people the answers they're looking for. Tell them what they need to do. Start creating as much video content as you can.

The takeaway is, if you want to be a successful real estate agent in your 20s, you can’t do the things your broker tells you. Many times your broker has never sold a house before or they haven’t in a while. They're teaching you old school tactics that only worked BEFORE the internet and social media. You need to take advantage of the internet, social media, video and digital marketing. Be a marketer, attract business, start creating as much video content as you can. Report everything and be the community market leader. Anytime somebody thinks about real estate, anytime somebody thinks about your community, they need to be thinking about you.
