Use Video Content to Increase Real Estate Sales

I'm going to tell you about how to find and plan video content for the entire week, what you should be saying and how you can organize your filming so that you don’t stress or waste time.

Now here's the deal everyone, creating video content is going to be the best thing that you can do to increase your real estate or mortgage business. Video content has been the most significant factor of me successfully running and growing two multimillion dollar businesses. It is my number one tip for you to boost your business.

Weekly Video Content Breakdown

In my company, we dedicate Mondays to information. We spend time doing research and updating information so that we stay current. We also make sure to add in a quick motivation Monday video post for social media. That means every Monday I record a 30 to 60 minute motivational tip as well as a longer informational video. 

Tuesdays, we will do a funny video. Usually a TikTok or an Instagram reel, a video that can be repurposed across multiple platforms is ideal. What you need to remember here is funny videos are great and show your personality as well as the nature of how you run your business, but in order for them to reach the people you want them to and nurture the followers/leads you already have, they have to relate back to your niche. Typically, a good piece of humorous content has a hidden nugget of niche-related information in it.

So for example,one day I was just recording videos, changing my outfit and all of a sudden I was like, “This dress doesn't fit,” but I didn't want to waste it because I already paid for it and don't know how to return it. So what I did was I just said, “I'm just going to record a video.” And then I did a video showing that I couldn’t zip it up, so it was funny and relatable, and it showed people how to get good use out of something that seems like it has no value (digital marketing & content creation). We actually got 141,000 views on TikTok in 48 hours. 

Another type of video I make on Tuesdays are tech tip videos. The tech tips that I give will actually help real estate agents and other professionals. I recommend equipment, websites, apps, and other technology related things that will add value for people. 

I dedicate Wednesdays to tips and Q&A videos. These are great because I’m able to answer questions that people ask me directly and deliver extra value because I don’t have to guess what information they need, they’re actually telling me.

On Thursdays I focus on something I believe everyone needs help with: saving time. This applies to every industry because anyone in business, hobbies, or day-to-day life can always use help saving time. It’s a common struggle in a modern world where we constantly feel like there’s not enough time. You can talk about the time it takes to sell a house, how much time it takes to get a loan, or how much time is the average escrow. But you can also talk about how to make time-consuming things take less time. For example, I talked about the pomodoro technique and how to be more productive because if you're more productive, you'll save time. 

Fridays are fun food or fun fact Fridays. Did you know that the number one most watched video on the internet is food videos?

People love food videos. In fact, my videographer was over last week and he said, “Krista, I love food videos.” We stop and watch them, even if I don't like what they're doing. On top of that, they’re easy to make since we eat every day, and even if we think what we’re eating isn’t interesting to someone, it most likely is unique to at least one viewer. As far as fun facts,it can be absolutely anything, especially niche-related.

Make It Stretch

You can take one of these tips, break it down and create content for a long time.  What’s key here is learning how to actually think about a topic and break it up so that you can create more content just based upon one theme. One of the biggest problems that people experience is getting a creative block that stops them from consistently making and posting videos. Your goal in creating content for the week is to make sure there's the least amount of barriers possible. If you already have things to talk about because you planned ahead, well, it makes it easier. So how do you ensure that you always have those topics at your fingertips? I’ll give you my strategy.

One thing you can do is go to answerthepublic.com and enter free searches. You just type in a question like “how to sell a house”, it will show you hundreds and hundreds of questions people have asked that are based on those keywords. Then you can export it onto a spreadsheet, alphabetize it, and keep it for reference to create content. It’s like getting several months worth of Q&A feedback without ever doing your own Q&A. Another thing that you can do is you can go to Google, start typing in your keywords or phrases and the suggestions that pop will finish your sentence in different ways, displaying what people are searching for. You can see other things that people are typing in. Google is showing you what are the most common questions that who are typing into Google. That means people want to know the answers to it.

Let’s say you choose the topic of preparing your home for sale. Now in order to get more content out of that, break it down. How to prepare your house for selling in summer, in winter, in fall, in spring. What kind of things should you do in preparing your house? Should you paint? Why is painting important? What about the landscape? Or how about about the cleaning? What should you do about the windows? How does the timing work? All of these things are just about what you should do to prepare your house for sale, preparing for selling. If you do that, you'll have enough content to last you months and months. We call this mind mapping. You're brainstorming all these ideas, but you're taking the time to do it.

And now comes the content. The things I hear most often are “What do I do? What should I say? What should I do?”. The answer really goes into understanding who your client avatar is and why it's so important to understand who your client avatar is. Because if you know who your client avatar is and what your niche is, you're going to know exactly who to go after, what they want, and what they need. You can create video content that speaks to all of those things and wow, that's when your content's really, really going to work for you.
