1. Develop a Winning Mindset

First, if you don’t know me, I’m Krista Mashore. I was a top 1% real estate agent during the 17 years I was selling. I’ve sold over 2,300 homes and now am sharing my secrets with others so they can enjoy the same success. Through my video content, books, and masterclasses, I show real estate agents how they can dominate in any market.

The first step you need to be a success in real estate is to develop a winning mindset.

I know, I know… Even if you’re sick and tired of people talking about mindset, mindset, mindset, hear me out.

Your mindset will literally make or break your business. I’m not kidding. If you’re surrounded by negativity, self-doubt, or negative self-talk, you will not succeed. Period. Or you will only make enough sales to just get by. Do you really want that? You’ll never achieve the kind of success you really want with the wrong mindset.

On the flip side, if you set your mindset to one of success and abundance—thinking about the things you want, why you want them, and the path to get there—you will succeed! It’s almost guaranteed. Especially if you never quit.

If you want to learn how to make million-dollar sales funnels, or have million-dollar months or years, you need to start thinking seriously about the power of mindset.

Look in the mirror!

It’s been said that people’s worst enemies are usually themselves. I’ve seen this a thousand times in my coaching business. People truly are their own worst enemies.

Stop making excuses and focusing on external factors that are outside of your control. Instead, look in the mirror. Get out of your own head, fix your mindset, and start working your tail off to achieve them!

Becoming a #1 real estate agent is about believing in yourself and your abilities. It’s about showing confidence. If you don’t have confidence in your abilities, neither will your potential clients.

Think about it. What if you walked into a mechanic to get your car fixed and they said, “I might be able to fix it. Maybe. Let me check. Ummm… Maybe, maybe not”?

If a mechanic had this approach, you would probably walk out of their shop and go find a mechanic who had more confidence in their own abilities. 

The same is true in any profession, including real estate. 

Get rid of your self-doubt. You need to start believing that people need your help. Tell yourself that, “Without me, they won’t know how to market their home to get top dollar.” 

So, change your mindset and stop letting those doubts creep in.

2. Improve Your Communication

The next step in my real estate success guide is to master communication. Communication is important in any business—but it’s even more crucial in real estate. This is because buying and selling a home is a stressful and emotional thing. You need to be the kind of agent who responds right away to your clients needs. Give them a personal touch. They have a lot of their own worries and doubts. It’s your job to put them at ease.

If you’re too shy to go up to people and talk to them, or even to create video content, you need to change this about yourself. Break out of your comfort zone or you might want to think about changing careers.

I always tell my students—it’s not who you know, it’s who knows you that matters.

You need to be able to communicate and adapt in any circumstance without skipping a beat. The better you can communicate with a potential or current client, the better your services will be viewed and the more successful you’ll be.

3. Leverage Technology

In today’s digital age, you need to be leveraging technology in your real estate business. Don’t fall behind in this area. Trust me. It’s a big deal.

By focusing on the latest cutting-edge software and AI tools, you’ll be able to stay ahead of your competition.

And there are so many tools out there that will save you time, money and energy. A simple Google search will give you literally hundreds of tools to help with your real estate business—from CRMs (customer relationship management software) to artificial intelligence to video editing or ad creation.

Have a personal brand

Related to this, what is your current online presence? In today’s fast-paced technologically advanced world, think about how often people are now sitting on their phones all day. 

Ask yourself: Are they seeing you and engaging with your content? Or are they seeing stuff put out by your competitors?

Then ask: If you never release content, how are people ever going to have a chance to find you? 

Not all business can be brought in through word of mouth. You need to ride the information superhighway and put yourself out there! Start today. Build up a personal brand online and you’ll start to see real success.

4. Mastering the Art of Negotiation

Another thing you need to get really good at if you want to be a successful real estate agent is to become a skilled negotiator. As a real estate agent, you’re not just in the business of homes. You’re in the business of buying and selling homes. You’re really in sales! So not only do you need to have good communication skills, you need to also be persuasive.

If you don’t have confidence in the area of negotiating, it will be very hard to help your clients reach their goals. It will also help you stand out as an agent if you can negotiate better deals on their behalf.

If you’re weak in this area, buy some books on effective sales techniques or take some courses to level up. It will pay off!

5. Networking and Partnerships

In the real estate industry, networking can almost be like owning a printing press, but one that prints money. Effective networking can take you from zero listings to 20 listings in no time.

Network! Network! Network!

Go to community events and simply talk to people. Tell them your story, why you got into real estate, and why you’re so passionate about helping people. This enthusiasm will be contagious and people will want to work with you or refer you to their friends.

Now let’s talk about partnerships. Find similar people in your industry and partner with them. They can put you in front of their people, and then you can put them in front of your people. But be sure to pick someone who has similar goals and morals as you and also has a good-sized audience.

Always remember. Success in real estate is not just about transactions. It’s about building lasting relationships.

6. Provide Exceptional Service

This one might seem obvious, but you’d be surprised how many realtors expect great results without putting in the effort.

Are you known for going above and beyond for your clients? Getting them the best deals possible? Finding them the best, most sought after homes? Or getting a bidding war going for their home?

If you aren’t going the extra mile for your clients, you will be seen as a commodity just like everyone else. Undersell—but overdeliver!

Here are a few ways you can give your customers 5-star service. And keep in mind that it’s often the little things that make a big difference:

  • Send flowers or a card to a client after they buy or sell their home. This can be a great way to “wow” them.
  • Offer amenities like a moving van after they buy or sell with you. 
  • Give them credits toward free ads for their property. 
  • Provide a gift card if they choose to work with you.

These are simple but effective ways to stand out from the crowded real estate market. Look around and see what other agents are doing—or aren’t doing. Ask yourself, “Can I apply this to my business?” If so, how can I make it even better? Trust me. People will notice.

Most agents are using old-fashioned techniques like holding open houses. But not you. You’re going to wow your clients by surprising them with your service.

And a bonus tip: Ask for a testimonial in advance when you’re about to do business with someone. Tell them, “I’m going to give you such great service, you’re going to give me a 5-star review.” Then go out and give them 5-star service! You never know who they will be able to refer to you.

7. Education

The market and real estate industry is constantly changing. So it’s crucial you stay up to date on trends. The best advice I give my students is to constantly be learning and investing in your knowledge, and then share what you’re learning with your community. 

If you want to be a top agent, you simply cannot be doing what everyone else is doing. You have to be knowledgeable, to be investing in your education to set yourself apart from your competitors.
