I’ve talked about my CMA drop off strategy in previous posts, but I haven't explained how I can make it even easier by using zoom. When I do the CMA review, the only tool I need is Zoom.
So I get on Zoom to review the CMA with the seller via my computer and record the meeting. That way I could email that recording to them. Or if you don’t have their email address,you can make a QR code. That way you can put it on the letter that also reviews the CMA drop off specifically with the seller or the owner of the home.
Explain about the specifics of the property that you are comparing it to. You can let them know you got this information from public data, and that it may not be exactly accurate. It’s just a comparative analysis of your home based upon the actual tax rule information. So obviously, you won’t be able to give a totally detailed analysis because you haven’t seen the inside of their home. Things like upgrades affect the value of a home, and you don’t know that without going inside.
So if you'd like a more detailed analysis, you go ahead and reach out. You're going to want to say something like that. So in this video here, I'm just showing you how to actually record the video. Use Zoom, use Loom, use a different type of video recording service, and then just record the screen and review it. And what's so great about this is now you're positioning yourself as the authority. They're getting to know you, to like you and trust you. You are giving them value, you're serving, not selling, and they're developing a relationship with you.
